Kenmore WA Gem: Saint Edwards State Park:
This amazing park in Kenmore, Washington is 316 acres of beautiful land, and has great things to do with the whole family! Come by yourself and enjoy a book or bring your kids here to play on the amazing playground, or maybe to pass the Frisbee a couple times on the expansive fields, or maybe have a picnic. When you are looking for a little exercise this is also a great place to come. With trails leading right down Lake Washington, Saint Edwards Park in Kenmore is like taking a trip through nature. Then it all comes down to a 3,000 feet of Lake Washington waterfront and a beautiful public beach area, with no developments it is peaceful all day long.

Then after enjoying all of this, head up during summer, to listen to free summer concerts with local Seattle artist . You can also rent the beautiful dining hall of this building here for weddings and such events. It was built by John Maloney, and was also an all boys Jesuit seminary before it was turned in to a Washington State park land.

Snapdoodle Toys is one of those perfect little mom and pop stores that really reaches out and stays in touch with the community. This is no common toy store. If you have never been to Snapdoodle, you might be a little overwhelmed when you first walk in. As you walk through the door, you cross into truly another world. The toys here are educational, thoughtful, and come from all over the world. You will not find Barbie here, but will instead find some of the most fascinating toys I have personally ever seen.
Snapdoodle Toys offers a wide variety of fun for infants and up. My son is 3 and is addicted, but my 10 year old also begs to go here. They revel in all that this store has to offer from the Playmobile sets to magnetic building kits and one of our favorites – the marble tracks. My son loves his Bruder fire truck with details down to a fire hose you can wind up and a ladder that telescopes.
Worried about unsafe toys? Don’t be because although the US hads been behind the times on safety standards fro our children’s toys, Snapdoodle has only stocked toys that were safe according to European Toy Standards. When the US finally caught up and put into place standards in February of this year, there was no need for Snapdoodle to change its inventory, because they thoughtfully have been on board with safety standards since inception.
Snapdoodle Toys is more than a toy store – it is a place for the community to have fun. Snapdoodle offers art classes, family game nights, birthday parties, and other fun events. I just got my e-newsletter and wanted to share Snapdoodle’s latest art class schedule.

Kenmore Real Estate Update – Residential
Kenmore homes for sale – August 2010 Update – The Kenmore real estate market is divided into residential and Kenmore condos – this is the latest update from the residential portion of those Kenmore homes for sale and solds.
Currently there are 144 Kenmore homes for sale. They range from $174,000 to $1,590,000 with a median price of $425,000. The average dollar per square foot is $195.97 and average days on market is 139 days. There are 13 Kenmore properties that are under contract pending inspection priced $249,900 to $524,000. There are 4 Kenmore homes for sale that are marked Pending with a back up requested – for various reasons, but not necessarily because they are in danger of falling apart. Some brokers mark them that way as a standard of practice. There are 39 Kenmore homes that are marked Pending in the NWMLS. These range from $239,900 to $697,760 with a median asking price of $389,000. The average dollar per square foot on these is $184.49 and average days on market is 71 days.
Lets look at closings over the last 30 days for Kenmore real estate: 13 Kenmore homes have closed in the last 30 days. These sold Kenmore homes range in price from $240,000 to $570,000 and range from 94.55% to 100.58% in sales price to list price ratio. Average days on market for these is at 85 days. So yes only 13 have closed in the last 30 days, but what about the last s months in Kenmore real estate sales? Much better picture and more closely reflects Kenmore home sales. There have been 136 Kenmore home sales in the residential segment – they range in price from $175,000 to $730,000. Average days on market for the last six months? 91 days.
Those are residential Kenmore sales numbers - pretty in balance, really looking at a six month picture. Days on market is certainly growing, but overall, we are in check. Getting your home properly presented for the market along with price are the two key factors that are controllable. Location can’t be changed, but is the biggest factor usually. Between the slough that runs into Lake Washington, Log Boom Park, Saint Edward State Park, The Burke Gilman Trail, and more, there is so much to do in Kenmore, that you hardly know where to start! There is a public boat launch at 68th on the North Tip of Lake Washington and kayakers like to explore the slough that feed the lake just above that area. There is a lot to do here!
Cycling, running, walking, hiking, boating, and pretty much anything else, Kenmore is an absolute must for the outdoor enthusiast!

The Burke-Gilman Trail is part of Seattle’s larger Urban Trails System and a favorite for cycling commuting, walking, urban hiking, strolling, etc…
The Burke-Gilman Trail starts in Seattle at North Beach in Ballard to Kenmore with only one small missing link around the Locks in Ballard. Along the way, the Burke- Gilman Trail meets and joins other great trails like the Cheshiahud Loop (Lake Union Loop) and more and in Kenmore you have options such as the Sammamish River Trail or Tolt Pipeline Trail for further Eastside cycling commuting options…
Seattle and Seattle suburbs are set up for cycling commuting and here is a great map of King County’s Bike trails to prove it: http://www.kingcounty.gov/transportation/kcdot/Roads/Bicycling.aspx
Make sure and stop off at Log Boom Park in Kenmore on the Burke-Gilman Trail – really cool historic park with a great dock to walk out onto Lake Washington and playground if you are trailering a little one.
